  • Departmental operations management responsibility at two different companies
  • Responsible for entire business operations of another company with sales of $1.2MM yr.
  • Assisted with growth of a residential building company from a start-up to closing 1250 single and multi-family home units in less than 4 years with continuous growth between 25 – 50 % per year.
  • Established all policies, procedure and guidelines for purchases made by the company
  • Improved efficiency of company’s purchasing, procurement, material usage, delivery and returns
  • Established and maintained relationships with sub-contractors, vendors and suppliers
  • Responsible for all pricing and contract negotiations with business partners
  • Approved invoices, authorized payments made to sub-contractors, vendors and suppliers, resolved all payment disputes and facilitated conflict resolution with business partners
  • Held meetings to improve communication with superintendents, other employees, subcontractors, vendors and suppliers in order to reduce material deliveries, decrease material usage and reduce cost
  • Managed a team with 15 direct reports   
  • Supervised purchasing expenditures of approximately $58MM for a $100MM+ yr. company
  • Responsible for overseeing the company’s Purchasing, Estimating, and Contracts Management
  • Interviewed, qualified and approved new sub-contractors, vendors and suppliers for use by company
  • Monitored performance to ensure compliance with scope of work, company policies and procedures.
  • Continuously sourced new suppliers and trade contractors, using RFP’s and RFQ’s, to help drive down cost of construction and improve quality, service and build time
  • Ability to evaluate and analyze bids submitted to award bids to subcontractor, vendor or supplier that best meets the needs of the company based on pricing, quality capability to meet the production schedule
