Property Management Maintenance Coordinator / Home Inspector
We are currently looking for an experienced Maintenance Coordinator and/or Certified Home Inspector.
Job Description
The Realty Medics Property Maintenance Coordinator will be responsible for investigating routine tenant maintenance request, seek owner approval, schedule vendors, approve vendors, invoice Owners, perform move out inspections, move in inspections, as well as all of the activities within the property management business. The Realty Medics also owns a maintenance company that perform rehabs to purchased properties. This person would provide estimates for the maintenance company and discuss with Owners.
We also are a part of Orlando Home Inspector and the candidate can earn additional monies by performing certified home inspections. The candidate will be allowed up to 4 hours per week to perform home inspections and keep 50% of the revenue. They can also perform inspections outside of business hours to earn additional money.
Details:
Greet walk-in guests and answer phones
Direct and participate in the daily maintenance request and provide updates
Performing move out inspections and creating estimates for repair
Invoicing Owner's for vendor work orders after work has been verified
Perform home inspections for interested clients
Speak with Owners and provide accurate estimates for repairs and rehabs
Proficient with QuickBooks and AppFolio is preferred, but not required
Negotiate vendor contracts, with bidding process if needed, to ensure timely and cost effective repairs
Maintain positive owner relations
Scheduling maintenance work orders
Travels to facilities to assess the current conditions
Certified Home Inspector or interested in becoming a certified home inspector a plus.

REQUIRED SKILLS:
Organized and self-motivator
Working knowledge of the maintenance field and ability to provide estimates
Must have excellent communication, management, and people skills
Strong financial, organizational, analytical and decision-making skills
AppFolio property management software skills and QuickBooks is a huge plus.
